Signing Agent Overview
Signing agents can also be called notary signing agents or a loan signing agents. A signing agent should not be confused with a mortgage loan closer or closing agent.
These agents are notaries who usually have experience and training about the proper execution of loan documents and they are usually hired by mortgage, escrow, or title companies. Signing services also hire notaries to get signatures for loan documents and in some cases they are asked to deliver the documents to the borrower. A signing agent is a neutral party to the transaction and must adhere to the notary laws of their state.
Signing agents are not allowed to give legal advice because they are not attorneys. They are also not allowed to explain or interpret any of the documents. They are not permitted to prepare the documents or alter them in any way and any explanation of documents can be considered practicing law. If the borrow has any questions about their documents, they should contact the party that prepared the documents. Contacting an attorney can also be done.
Since it is the law, your mobile notary cannot explain your documents. It is a violation of Reno Sparks Mobile Notary company policy.
